Flat Roof Repair for Residential & Commercial Property
Residential Flat Roof Repair
Most flat roofs on homes are Mod Bit (Modified Bitumen) asphalt rolled roofing. This roofing material is usually warranted for 30 years but rarely lasts past 15-20 years. The hot Kansas and Missouri summers bake it and the winters freeze it. This extreme weather breaks down the asphalt’s flexibility and it just wears out. The seams will release causing roof leaks inside your home. Sometimes, it is not fastened down properly and wind will lift sections and peel them back from the decking.
These are fairly easy to repair or replace depending on the extent of damage. As long as the decking below is not rotted we offer solutions for repair. The roof can either be torn off and replaced or coated with one of our silicone coatings which carry a 50 year warranty.
Commercial Flat Roof Repair
Commercial flat roofs can be composed of several different materials. If the roof covering, insulation and substrate are in good shape the building owner can usually opt to repair the roof or completely coat it with one of our silicone sealants. If the decay is too widespread, then a complete re-roof is required. We can inspect your commercial roof problem and write up a roof condition report with our findings. This makes the decision on which avenue to take when deciding on a roof weatherproofing fix.
The problems in the picture above are beyond normal repair. However, this roof would qualify for one of our silicone coating processes. The roof can be completely waterproofed and sealed for less than half the cost of an entire re-roof. Plus our coating is warranted for 50 years, even against standing (ponding) water.
